I think the answer is (x-z)(x^2 +xz-2y^2)
(C1)prime=C1-C3
| x-z  y  z |
|  0    x  y |
| z-x  y   x|
 
Take (x-z) from C1
         | 1  y  z  |
(x-z)   | 0  x  y  |
         |-1   y  x  |
 
Let R1(prime)= R1+R3
 
        |0     2y   x+z  |
(x-z)  |0      x     y    |
        |-1      y      x   |
 
(x-z)[-1(2y^2-x(x+z))]
(x-z)[x^2 +xz -2y^2]
